Access Statement for Firth View Bed and Breakfast 



Firth View is a modern 2-storey house offering two guest rooms and a comfortable lounge with breakfast area.

Access to the property is from the road through double metal farm gates onto a gravelled driveway. There is a paved access ramp to the front door which has a level threshold making entry easier for those with slightly impaired mobility. However, the guest bedrooms and bathrooms are situated on the first floor accessed by a winding oak staircase making our accommodation unsuitable for permanent wheelchair users.

The house is surrounded by gardens and decking with seating areas which guests are welcome to explore.  We also have an unfenced deep fishpond and adjacent to the house are open woodlands and livestock fields.  We regret therefore we are unable to accept children or pets.   Service Dogs are of course very welcome with their owners at all times.

Smoking (including vaping) is not permitted anywhere within the Firth View premises.

Arrival and Car Parking

Firth View is in a peaceful rural location approximately 4 miles from the nearest village and access to public transport. We therefore recommend visitors have their own vehicle to enable them to explore the beautiful Black Isle and surrounding area.


The house is reached via a single-track road with passing places and is frequented by farm traffic so caution is required.  Full directions are available here.


Satnav instructions using the postcode will take you several miles past the house as the postcode area is huge.  We recommend using written directions once you get to Rosemarkie.

There is a local taxi service for which we are happy to arrange bookings should you wish to travel to eat or explore locally without taking your car.  Buses to Inverness are available from Rosemarkie where there is a small car park to leave your vehicle.

To ensure that your accommodation is ready, check-in is between 4 and 7pm.  Please advise us of your anticipated time of arrival in order that we can be available to welcome you.  An earlier or later check-in may be possible with prior arrangement.  Guests are asked to vacate their rooms by 10.00 on the day of departure.

Free, unrestricted parking is available on the driveway. There is a marked area for guests and we would ask you to be considerate to other vehicle users and keep access to the gates clear.

Our front door is normally locked but a doorbell is located on the right hand side of the door frame. One front door key, a room key and a private bathroom key for Cromarty Room guests will be provided for the duration of your stay.

External lighting is provided for your safety and convenience.

We offer assistance with luggage and escort guests to the rooms where the facilities are explained.

Guest Accommodation and Public Areas

The front door opens into a generous oak-floored hallway with stairs leading to the first floor guest rooms. To the right are double glazed doors to the guest lounge where breakfast is also served. Other doors off the hallway are access to owners’ accommodation and are strictly private.

The oak staircase with dual handrails has 14 steps leading to an open landing, furnished with a bookcase and DVDs and books for guests to use during their stay.  Moray room is straight ahead towards the front of the house. The doors to Cromarty Room and its private bathroom can be found by turning left at the top of the stairs.  Other doors off the landing lead to owners’ accommodation and storage and are strictly private.  

Guest Lounge

Guests are welcome to use the cosy Lounge at anytime. French doors lead out onto a small decked area with seating. 

There are 2 sofas and a recliner armchair in the lounge. The floor is hardwood with a central rug. A coffee table and small side tables are available. There are books, magazines and board games which guests are welcome to browse.  Lighting is by dimmable ceiling lights and table lamps.

Breakfast is served in the Lounge with a self-serve buffet for cereals, fruit, juice etc and hot food cooked and served to order from our menu. While a vegetarian breakfast is always available, please advise us of any allergies, food intolerances or specific dietary requirements on booking or with at least one day’s notice. We aim to ensure that you are able to enjoy every aspect of your stay with us.

Depending on the number of guests, a communal table will be set for breakfast, but if you would prefer to eat alone we will endeavour to arrange a time for you to have the table to yourself.


Bedrooms and Bathrooms

There are no ground floor guest bedrooms.

Bedrooms are carpeted throughout and are served by under-floor heating with a wall-mounted electric panel heater for extra comfort when required.  Blackout curtains or blinds are provided to compensate for short nights during the summer.

Moray Room is a large room with a king-sized bed and its own en-suite shower room. This room overlooks the Moray Firth towards Nairn and the mountains beyond with a large picture window to take in the views. There is also a low level Velux window overlooking the garden.

Cromarty Room is a large double room and has an adjacent private bathroom with shower. This bedroom is to the rear of the house and has fine views over the fields to the Cromarty Firth and the Sutherland hills.

Each room is equipped with a kettle and fresh water bottles. Fresh milk and a range of hot beverages and biscuits are provided.

Pillows and duvets are hypo-allergenic. Extra pillows and blankets are available in each room.

Both rooms are furnished with a wardrobe, dressing table with a stool and mirror and bedside cabinets with lamps. In addition each room has extra seating.

We provide a digital television with DVD and Free-view and a selection of DVDs is available to guests on the landing. Bedroom lighting is provided by a mixture of ceiling, bedside and table lighting.

Our bathrooms have fully tiled walls and vinyl floors. The wall tiles are white gloss with a mosaic panel to provide a colour contrast. All sanitary ware is white.  Both have power showers with thermostatic mixers, W.C., hand-basin with lever taps and heated towel rail. The step into the large shower enclosure in the Moray en-suite is 8 inches (200mm), while in Cromarty’s bathroom the shower is fitted over the bath with a glass screen. Non-slip bath mats are available for your added safety.  Lighting is provided by ceiling and over mirror lighting and each bathroom is fitted with a timed extractor fan.   Additional heating for the Cromarty bathroom is supplied by a wall-mounted fan heater.


Safety and Security

Your safety is our absolute priority during your stay. Mains interconnected smoke or heat alarms are situated in the kitchen, lounge, hallway and landing to alert you to any emergency.  Night lights are installed on the landing and at the foot of the stairs for your safety and convenience. These are motion-sensitive, will illuminate in the event of a power cut and can be used as a torch if required.

The front door and bedroom doors are locked from the inside via a thumb turn so no key is required to exit.

There is a Guest Information Folder in each room providing details about our accommodation, our facilities and our fire safety procedure together with a wealth of information about the local area to help you enjoy your stay on the Black Isle.

Wi-Fi is available throughout the house but being in a rural area we have a metered connection so this is suitable for web-browsing and social media purposes only.  There is however a strong mobile phone signal.
